Property discounts are available on a range of different types of residential property.
In Dublin, many new build developers are selling properties at a discount and they can typically be purchased for 35% to 50% discount. In places like Clare Hall in North County Dublin, property has been selling for up to 70% off previous list prices.
For first time buyers the news is good. Lenders such as Building Societies and Banks are willing to sell repossessed portfolios at 25% to 40% discounts. Individual residential property vendors are willing to accept 20% to 30% off the asking price for a quick sale, and in some cases, developers through our ‘Top Secret Property Division’ can market their property for less to achieve a quicker sale.
However a lack of mortgage lending means that it’s still only a very small group of first time buyers who are able to fully take advantage of the current discounts available to property buyers. However if you are loan approved for, say, €250k only, then it may be possible to source a property which may cost €300k on the open market to suit your budget.

Getting your property ready for rental viewing.
Setting the mood can create a faster response from prospective tenants especially if they get to see images first online.

Tips:

  • Ideally prepare advance pictures which can be posted online – make sure to keep the flash on as it makes for a brighter picture
  • Stand in corners to make the room look bigger and try not to get more than two walls in a shot
  • Include floral displays (don’t overdo it)
  • Light candles – they create atmosphere and makes the room look warmer
  • Light a fire – especially before people visit
  • Prepare a pot of hot coffee – the aroma creates a homely feel to the premises
  • Move furniture around. It may not be to your liking but it can make a difference. Make sure the property is clean and tidy and also smelling fresh

    The top ten home design turn offs from the last 20 years have just been revealed in a recent survey commissioned by UKTV Homes. We reckon the same trends would apply in the Irish market. So take note!

    2000 home owners were asked what they thought were the worst home design turn-offs and what they’d prefer to see in homes today.

    Coming top of the list of modern dire designs were paint effects, such as rag rolling, sponge finishes and stencilling. As these were all the rage in the 90s, many houses probably have had such effects at some time, even if now they are safely hidden.

    The second most hated design was found to be mirrored wardrobes (53%), closely followed by heavily patterned tiles (52%) and ghastly animal statues (51%). Other home design turn offs were noted to be garish 80s colour schemes, net curtains, futons and wall mounted TVs.

    Top 10 ‘Turn Ons’

    In contrast to the home design turn-offs, the list of the top 10 turn-ons which people would much prefer to find in a home were found to be:

    1.       Power Shower
    2.       Heated towel rails
    3.       Under floor heating
    4.       American style fridge freezer
    5.       Granite countertops
    6.       Concealed appliances
    7.       Stainless steel appliances
    8.       Solar panels
    9.       Free standing baths
    10.   Slate floor tiles
